Marketing Your Home Marketing Your Home As mentioned in another article, selling your a home is not just about putting up a sign; an ad in the paper and doing an open house. The actual marketing of the home often starts well in advance of signing a listing. We are often asked to advise owners months in advance to come by and tell them what they should do to prepare. If planning on renovating, some people like to ensure that they are doing the "right things" to ad value, should they decide to sell in the future. See our "Renovations That Add Value" article for tips in that regard, but as a general rule of them, a coat of bright paint and getting rid of clutter goes a long way in making general improvements. The longer we live in a home, the more we accumulate and get used to having around. When selling that home, you want to have few distractions to take away from the general flow and ambiance. We often take it a step further if necessary, or advisable; we will help you in getting your very best price. After the stage is set, pictures are taken with our digital camera for feature sheets, information New Listing cards and ads. Let's not keep it a secret from any potential purchasers. Often a buyer will come from the neighbourhood, which is why the New Listing cards are a good idea. Although some owners don't like the idea of public open houses, they are a popular way of giving that extra exposure and we have sold a number of homes as a result of an open house. Have you ever sold a home and been promised certain things that didn't happen? We have had several positive comments from our vendor's about "Their personalized marketing Calendar" which keeps them apprised and involved with the process (i.e. when are the open houses/ ads/ pictures take, floor plan, etc.). It keeps us all organized and provides a feedback schedule to you, keeping you involved and apprised about showings etc.. Once all of this is done, another important part of the marketing is to follow up with agents after their showings and assist them with questions or concerns that could be overcome.
